Items To Be Inspected
Section 1- Egress

Doors, stairs, porches and hallways shall be inspected to ensure safe egress in an emergency.
Section 2- Water

Safe and properly working water systems including toilets, baths and showers. Hot water temperature verified at least 110º.
Section 3- Electrical

Section 4- Fire Safety

Smoke and CO detectors must be working and at least one fire extinguisher present.
Section 5- Structure

Structure shall be free of holes, deteriorating paint and water intrusion. Foundations shall be secure and leak free.
Section 6- Trash

The inspector checks that the property is free of trash buildup, offensive odors, and scattered waste.
Section 7- Pest Control

The inspector shall look for signs of pest infestation and control devices if necessary.
Section 8- Utilities

The heating system must be able to maintain a room temperature of 70º.
Section 9- Safe & Sanitary

Inspectors should note anything not covered elsewhere on the checklist that, in their professional judgement, constitutes an unsafe or unsanitary condition for human habitation.

A report will be generated and if the unit passes, the owner will receive a signed copy of the checklist, along with any other needed documents.
FAQS
Does the owner need to be present?
No. While neither owner nor tenant need to be present, it is preferred that someone be there. Keycode or lockbox needed otherwise.
How long does it take?
Most inspections take around 30 minutes.
When will I receive my report?
In most cases, a signed checklist PDF will be emailed the same day as the inspection.
What if the location fails inspection?
Your inspector will go over the non-compliant issues with you and recommend corrections.
What about lead paint?
Lead paint can be an issue in older dwellings (pre 1979). Denver requires testing for areas with paint deterioration.
Mold, asbestos or radon gas?
There is a requirement for a visual inspection for mold. No testing for mold, asbestos or radon gas is required.
